Context

Fed Funds vs. Prime Rate

The Federal Reserve cut rates 4 times between September 2025 and December 2025, bringing the Fed Funds Rate from 5.33% to 4.33%. The Prime Rate followed, dropping from 8.50% to 7.50%. Commercial loan rates have partially reflected these cuts, with SBA and CRE rates declining while short-term working capital and private bridge rates have risen due to increased demand.
